A home built five years ago can tell a very different story than one built fifty years ago. Construction methods change. Building standards evolve. Materials age, systems are replaced, and renovations can introduce a mix of old and new throughout the same property.
That history matters during a home inspection.
We consider the age, construction, visible modifications, and condition of the home as we work through each system. An older home may call for a closer look at aging electrical or plumbing components, while a newer home can reveal installation or workmanship concerns that have been there since construction.

Thermal imaging gives us another way to evaluate areas of the home by identifying temperature differences that may warrant a closer look. We use it when appropriate to supplement what we can see during the inspection.

When visible conditions suggest possible moisture concerns, additional evaluation with a moisture meter can help us gather more information and better document what we’re observing.
