Every Home Has a History

The Age of a Home Tells Us Where to Look Closer

A home built five years ago can tell a very different story than one built fifty years ago. Construction methods change. Building standards evolve. Materials age, systems are replaced, and renovations can introduce a mix of old and new throughout the same property.

That history matters during a home inspection.

We consider the age, construction, visible modifications, and condition of the home as we work through each system. An older home may call for a closer look at aging electrical or plumbing components, while a newer home can reveal installation or workmanship concerns that have been there since construction.

There isn’t one checklist that tells the whole story of every house. Experience helps us know when something deserves a closer look.

What We Inspect

A thorough look from the foundation up.

A home is a collection of systems working together, and our job is to look at how those systems are performing at the time of the inspection. We evaluate the visible and accessible components of the home, document our findings, and help you understand which items may deserve attention.

Your residential home inspection includes the major structural, exterior, roofing, electrical, plumbing, heating, cooling, and interior components outlined by the Texas Real Estate Commission’s Standards of Practice.

Pre Existing Home Inspection Overview

Our Home Inspection Plus is a non-invasive, visual evaluation of a property’s condition. During the inspection, our licensed home inspector’s goal is to identify potential issues or necessary repairs that may affect the home’s safety and/or functionality.

When inspecting pre-existing homes, we focus on the unique challenges and potential issues that arise from different construction practices and materials used over the decades. For older homes (1920s-1970s), we pay close attention to outdated electrical systems, clay or cast-iron plumbing, and asbestos. For newer homes (1980s-2023), the focus is more on modern building elements and potential issues related to newer materials like vinyl siding or composite roofing.

Regardless of the age of the home, our inspectors help determine if all major systems are in safe, working condition.

Sewer Scope

A sewer scope inspection for residential homes is designed to assess the condition of a property’s sewer line and identify potential issues. Using a specialized camera, a trained inspector examines the interior of the sewer pipe to detect blockages, cracks, root intrusion, corrosion, and other potential problems that may not be visible from the surface.

A septic system inspection evaluates the condition and functionality of a home’s septic system, which is responsible for treating and disposing of wastewater from the household. The inspection involves examining components such as the septic tank, drain field, pipes, and distribution box to ensure they are in good working order. The purpose of this inspection is to identify potential issues such as leaks, blockages, sludge buildup, or system failures that could lead to health hazards, costly repairs, or environmental contamination.

Pool and outbuilding inspections help uncover potential safety hazards or costly repairs, ensuring all aspects of your property are in good condition before making your investment.

Pool | Spa

A pool inspection is designed to assess the condition, safety, and functionality of a residential swimming pool and its associated systems. During the inspection, various components are evaluated, including the pool structure, lining, decking, pumps, filters, heaters, plumbing, and electrical systems. The inspector checks for cracks, leaks, proper water circulation, and safety features like fences, covers, or alarms. The purpose of a pool inspection is to identify potential safety hazards, structural issues, or equipment malfunctions that may require repair or replacement.

An outbuilding inspection evaluates the condition and safety of detached structures on a residential property, such as sheds, barns, garages, or workshops. The purpose of this inspection is to assess the structural integrity, roofing, siding, foundation, and overall safety of the outbuilding. Additionally, the inspection examines electrical, plumbing, and other installed systems to ensure they function correctly and meet safety standards.
